    Edmonton Secondary Suite Grant Program Cornerstone

    The Edmonton Secondary Suite Grant funding program known as the Cornerstone ll Grant is designed to increase safe, affordable housing options for lower income households in Edmonton. The Secondary Suites grant program encourages upgrading and creating new Secondary Suites in compliance with health and safety standards, city zoning and provincial building code requirements.

    The original Cornerstone Grant was a success creating 553 safe, affordable legal Secondary Suites for Edmonton citizens. The secondary suite Grant program applicants are on a first-come-first basis, and can receive up to a maximum of $20,000 per Secondary suite and no greater than 50% of the eligible construction costs. A flat rate for maximum reimbursement on selected eligible costs will be applied.


    The City will evaluate completed grant applications and the following required documentation must be in place, Suite Builder has previous experience working with home owners to provide an itemized estimate and all the permits for your project:

    • Two itemized estimates of the total construction cost of the proposed Suite. One estimate is required for Building a New Secondary Suite in a New Home. • Copy of a valid Development Permit and Building Permit; • Copy of a floor plan of the proposed Suite approved by a City Plans Examiner; • Copy of land title or valid offer to purchase to confirm ownership of the property; • Copy of a current property tax notice/assessment; • Confirmation of project financing.


    The Secondary Suite must be rented to an eligible tenant earning within the maximum income by household size thresholds during the 5-year operating agreement. The homeowner must report to the city of the suite is vacant for any amount of time during the operating agreement. During the 5-year term the city retains the rights to access the property to inspect and monitor the program funded property.
